Estate Cleanout Guide: What to Expect and How to Prepare

Estate cleanouts are one of the most demanding tasks a family faces after losing a loved one. They are also one of the most time-sensitive. Here is what to expect and how to prepare.

Before the Cleanout: What to Do First

1. Secure the Property

Change the locks and make sure the property is secure before the cleanout begins. This protects valuables and prevents unauthorized access.

2. Identify Items to Keep

Walk through the property with family members and identify items that will be kept. Mark them clearly with tape or sticky notes. The cleanout crew will leave anything marked to keep.

3. Check for Valuables

Before the cleanout, check common hiding spots for cash, jewelry, and important documents: inside books, under mattresses, in coat pockets, in kitchen drawers, and in filing cabinets. Estate cleanout crews are professional, but it is better to find valuables before the cleanout than after.

4. Gather Important Documents

Collect birth certificates, Social Security cards, financial documents, insurance policies, and other important papers before the cleanout begins.

During the Cleanout: What to Expect

A professional estate cleanout crew will:

  • Sort items into keep, donate, and haul categories
  • Remove all furniture, appliances, and household items
  • Clear garages, attics, and basements
  • Haul everything away in one or more trips
  • Leave the property clean and ready for the next step

Most single-family estate cleanouts take one to two days. Large estates may take longer. We give you a time estimate before we start.

What Happens to the Items

Usable furniture, appliances, and household items go to Goodwill, Salvation Army, and Habitat for Humanity ReStore. We provide donation receipts on request. Items that cannot be donated are recycled or disposed of responsibly. Less than 5% of what we collect ends up in a landfill.

How to Choose an Estate Cleanout Company

Look for these qualities:

  • Licensed and insured: Protects you if anything goes wrong on the property.
  • Donation policy: A company that donates usable items is better for the community and better for the environment.
  • Flat-rate pricing: Avoid companies that charge by the hour. Flat-rate pricing means no surprises.
  • References and reviews: Check Google and Yelp reviews. Look for companies with a track record of respectful, professional service.
  • Same-day availability: Estate situations often have time pressure. Choose a company that can move quickly.

Pricing

Estate cleanout pricing depends on the size of the property and the volume of items. Most estate cleanouts range from $580 to $1,800. We provide a free on-site estimate before any work begins.
